Every value is priced from actual sold sales. When there are no comps, we say "no comps yet" — never a guessed number.
Facts are sourced; the Coach's read is clearly marked as a read. You always know which is which.
The Coach prepares the move and shows its work. It never buys, sells, or posts on its own — you confirm every action.
